The Bay Area is gentle on people and surprisingly hard on roofs. We rarely see hail or snow, but we get something quieter: months of inland heat that cook materials from above and below, a winter of wind driven rain, and on the coast, salt air and fog that never let flashing dry out. Where your home sits decides a lot.
Typical lifespans in our climate
- Architectural asphalt shingles: 25 to 30 years when installed as a full system with proper attic ventilation. Inland cities like Concord, Livermore and Morgan Hill push toward the low end if the attic runs hot.
- Concrete and clay tile: the tile itself lasts 50 years or more. The underlayment beneath it lasts 20 to 30, which is why tile roofs across Danville, San Ramon and Almaden are being relaid right now.
- TPO and PVC flat roofs: 20 to 30 years with good drainage and welded seams.
- Torch down: 15 to 20 years, longer with a cool roof cap sheet and periodic inspection.
- Standing seam metal: 50 years plus. Often the last roof a house needs.
What shortens a roof life here
Dead attic ventilation is the number one killer of shingle roofs in the East Bay and South Bay. A 140 degree attic in July ages shingles from underneath. Tree debris in Marin, Lafayette and the Peninsula hills holds moisture in valleys and grows moss on north slopes. Salt air in Pacifica, Alameda and Richmond corrodes galvanized flashing and fasteners. Ponding water on flat roofs in San Francisco finds every weak seam.
What extends it
Ridge and soffit ventilation, synthetic underlayment, corrosion resistant flashing near the water, Class A materials in the fire zones, an annual inspection before the rainy season, and gutters and valleys cleaned every fall. None of these are expensive compared to replacing a roof ten years early.
