I had a few problems with the roof of my rental property and talked to a few companies. At the end I decided to go with Precise Roofing. Thank God I've chosen those guys. Their project manager Toni was great. He explained me in details what and how they'll be dealing with the inspection and problems. He offered me a window of a few days to do the job, which was quite fine with me. He kept me posted on the progress every step and was constantly in touch, sending me photos of what's been done. Their team went out of the way to fix the rotten parts, install insulation and new tiles all in one day (the rain started pouring like crazy the next day). It was quite a sizable project, even bigger than I suspected. I cannot be happier. Great job, great communication, great project management! Thanks, Precise Roofing!
Amazing job on my roof, replaced all my tile on my roof and turned out beautiful. Great people that work there, very friendly.
I chose to remodel my roof, and David went above and beyond. They suggested modern materials, reinforced weak areas, and left my home looking polished and well protected.
The task was finished earlier than planned, and the roofing appears amazing. No worries, no extra charges, only high quality craftsmanship.
What we do
Tile roofs are everywhere in the East Bay and South Bay, from Spanish style homes in Danville and San Ramon to the barrel tile of Los Altos and Saratoga. The tile itself can last half a century, but the underlayment doing the actual waterproofing fails after twenty to thirty years. We repair, relay and replace tile roofs, including the lift and relay process that reuses your existing tile over brand new underlayment.

Where tile roofing succeeds or fails
Tap a point on one of our own drone photos to see what we check during the free inspection, and why it matters for this job.

On a tile roof the underlayment does the waterproofing. New battens and a two layer underlayment go down before any tile.
The tile roof problem nobody sees from the street
What usually goes wrong
Slipped tiles, cracked tiles and debris in the valleys expose the underlayment to sun and rain. Once it fails, water runs under the tile straight to the deck. If your tile roof is past twenty five years and you are seeing stains, the tile is probably fine and the underlayment is finished.
How we solve it
We inspect the tile, the underlayment and the deck. For a lift and relay we carefully remove and stack your tile, replace the underlayment, flashing and battens, then reinstall the tile with new ridge and hip. Broken tiles are replaced with matching profiles. The result looks the same from the street and is brand new underneath.
What goes under the tile matters more than the tile
Tap or hover a layer to see what goes into every Precise installation. The exploded view opens as you scroll.
Every layer is installed to the manufacturer spec that backs the warranty.
What actually sets the price of tile roofing
No two roofs cost the same, and anyone who quotes over the phone is guessing. These are the six things we measure before we write a number.
Steeper and larger roofs take more material and more time on the rope. Both are measured, not guessed.
One layer or two, and whether the old roof is shingle, shake or tile, changes the labor and the disposal.
Rotten sheets are replaced at a per sheet price you approve before we start, never a surprise on the invoice.
Standard architectural, impact rated, designer, or tile and metal systems. Each tier changes material cost and warranty length.
Chimneys, skylights, valleys and sidewalls take flashing work. The more there are, the more time the details take.
Tight lots, steep driveways and long carries add handling. Debris hauling and the dumpster are always in the number.

(888) 288-1885Free inspection01What is a tile lift and relay?
We remove your existing tile, stack it on the roof, replace the failed underlayment and flashing, then reinstall the same tile. You keep the look you have and get a watertight roof for a fraction of a full tile replacement.
02Can my roof structure hold concrete tile?
Concrete tile is heavy. On homes that were built for tile it is fine. On a conversion from shingle we evaluate the framing and may recommend lightweight tile instead.
03Can you match my old tile?
Usually. We source matching profiles and colors for most of the clay and concrete tile common in the Bay Area, and we can blend reclaimed tile when a profile is discontinued.
04Should I convert from tile to shingle?
Some homeowners do, usually for weight or budget reasons. It changes the look of the home, so we talk it through honestly and show you examples before you decide.
