What we do
Flat and low slope roofs are common across the Bay Area, from Eichler homes in Walnut Creek and Palo Alto to San Francisco rowhouses and commercial buildings in Oakland and San Jose. They need a different skill set than pitched roofs: proper slope to drain, sealed seams, strong flashing at every wall and penetration, and a membrane chosen for the building. We install TPO, PVC, torch down modified bitumen and coating systems.

Where flat roofing succeeds or fails
Tap a point on one of our own drone photos to see what we check during the free inspection, and why it matters for this job.

Every pipe boot and vent collar is a seam. We replace cracked boots and seal collars on every low slope job.
Why flat roofs leak and how we prevent it
What usually goes wrong
Ponding water, open seams, cracked flashing at parapet walls and clogged drains are the usual causes. Many flat roofs we replace were installed with no slope correction and failed within ten years. We fix the drainage first, then install a membrane that is welded or torched into one continuous sheet.
How we solve it
We inspect the existing roof, the drains and the deck, then recommend the right system for the building. Installation includes slope correction where needed, new insulation if specified, the membrane, and flashing at every wall, curb and pipe. Every seam is checked before we leave.

Every layer is installed to the manufacturer spec that backs the warranty.
What actually sets the price of flat roofing
No two roofs cost the same, and anyone who quotes over the phone is guessing. These are the six things we measure before we write a number.
Steeper and larger roofs take more material and more time on the rope. Both are measured, not guessed.
One layer or two, and whether the old roof is shingle, shake or tile, changes the labor and the disposal.
Rotten sheets are replaced at a per sheet price you approve before we start, never a surprise on the invoice.
Standard architectural, impact rated, designer, or tile and metal systems. Each tier changes material cost and warranty length.
Chimneys, skylights, valleys and sidewalls take flashing work. The more there are, the more time the details take.
Tight lots, steep driveways and long carries add handling. Debris hauling and the dumpster are always in the number.

Flat Roofing questions, answered
Straight answers. If yours is not here, call and ask a roofer directly.

Ask a roofer, not a call center. We answer 24 hours a day.
(888) 288-1885Free inspection01Which flat roof system is best?
TPO is the most popular for its reflectivity and welded seams. Torch down is a proven choice for small residential flat roofs and tie ins. PVC is excellent for restaurants and buildings with grease exposure. We recommend based on the building, not on what is in the truck.
02How long does a flat roof last?
Twenty to thirty years for a properly installed TPO or PVC roof, fifteen to twenty for torch down. Drainage and flashing quality matter more than the brand on the roll.
03Do you work on Eichler homes?
Yes. Eichler and other mid century modern homes have low slope roofs with specific insulation and drainage needs, and we have the experience to roof them correctly.
04Can a flat roof be coated instead of replaced?
If the membrane is sound and the problems are surface level, a silicone coating can add ten years for a lower cost. If seams and insulation are wet, coating only hides the problem. We tell you which case you are in.
