What we do
Roof restoration means repairing the problem areas on an otherwise sound roof, then sealing the whole surface with a silicone or acrylic coating system that stops leaks, reflects heat and extends the roof life. It is the right answer for many flat and low slope roofs, and for metal roofs with rust and seam issues, when the deck and insulation are still dry.

Where roof restoration succeeds or fails

Step and counter flashing where the stone meets the shingles. The number one leak source we find on Bay Area roofs.
When restoration works and when it does not
What usually goes wrong
Restoration works when the structure is sound, the insulation is dry and the problems are at the surface: seams, flashing, ponding areas, UV wear. It does not work on a roof with wet insulation or a failing deck. We test for moisture before recommending it, because a coating over a wet roof is money thrown away.
How we solve it
We inspect and moisture test the roof, repair every seam, flashing and penetration, clean and prime the surface, then apply the coating system to the specified thickness. The finished roof is bright white, seamless and warrantied.
Six layers. Zero shortcuts.
Tap or hover a layer to see what goes into every Precise installation. The exploded view opens as you scroll.
Every layer is installed to the manufacturer spec that backs the warranty.
What actually sets the price of roof restoration
No two roofs cost the same, and anyone who quotes over the phone is guessing. These are the six things we measure before we write a number.
Steeper and larger roofs take more material and more time on the rope. Both are measured, not guessed.
One layer or two, and whether the old roof is shingle, shake or tile, changes the labor and the disposal.
Rotten sheets are replaced at a per sheet price you approve before we start, never a surprise on the invoice.
Standard architectural, impact rated, designer, or tile and metal systems. Each tier changes material cost and warranty length.
Chimneys, skylights, valleys and sidewalls take flashing work. The more there are, the more time the details take.
Tight lots, steep driveways and long carries add handling. Debris hauling and the dumpster are always in the number.

(888) 288-1885Free inspection01How much does restoration save compared to replacement?
Typically half or more, because the existing roof stays in place and nothing goes to the landfill.
02How long does a coated roof last?
Ten to twenty years depending on the coating thickness and the warranty level you choose, and it can be recoated at the end of that period.
03Does a reflective coating really lower energy bills?
On a dark flat roof in inland cities like Concord, Walnut Creek or San Jose, yes. The surface temperature can drop by fifty degrees or more on a summer afternoon.
04Can you restore a residential roof?
Yes, flat and low slope residential roofs, including Eichler homes, are good candidates when the membrane is sound.
